We have collected for you the most common supporting documents you will need to provide to the notary when preparing an asset transfer,:
- Photocopy of identity of the parties, occupation, VAT and tax office,
- Acquisition Title and Transfer Certificate,
- Engineer’s certificate
(In case of horizontal ownership transfer in which there are no unauthorized constructions or uses, a certificate from a competent engineer will be required, with the corresponding content, according to Law 4495/2017 (former Law 4178 / 2013,4014 / 11).
In the case of a horizontal ownership transfer in which arbitrary constructions (or arbitrary uses have been made) a certificate from a competent engineer is required, according to Law 4495/2017, valid for two (2) months. The certificate must be accompanied by 5 pages of submission to the N. .4495 / 2017 and floor plan depicting the aforementioned arbitrary constructions, in which the floor plan has an attestation by the engineer that it is identical to that inserted in the TEE system. / where semi-open spaces arrangement is required (N.3843 / 2010).
If the filing is final and not finished, it should be stated on the engineer’s one-page certificate, on the 5 page footnote, and in the ground plan that all supporting documents have been posted. Additionally, that the special fine has been paid or 30% of it.)
- Seller’s Tax Evidence,
- Certificate from the Municipality of the property, which shows that no Real Property Tax (TAP) is due for the transferred property,
- Certificates from the Land Registry “Ktimatologio” ,
- ENFIA Certificate, which shows that the transferor (seller) included the above property in the statements of the last five years,
- In the event that the seller is a person who is engaged in commercial activity or is a member of a company or is liable to pay contributions to a newly erected building or erected within the last 10 years, the provision of insurance information is required.
